If you have Alabama land for sale, what type of real estate broker would you want to list your property with? You need an aggressive Real Estate Broker working for you if it is important for you to move the land; otherwise you might as well try to sell the land yourself. You should do your homework before selecting a broker. I have over twenty years experience in buying and selling land and can definitely save you some time.

Once you decide you are selling your Alabama land, choosing the broker to help you can be a tough decision to make. The last thing you want is for this to be a long, drawn out process. There are things you can do to increase the odds of selling your land quickly and smoothly. What are they? One way is to choose a qualified Real Estate Broker. There are many ways to increase the odds of picking an aggressive broker. I suggest you look at the broker’s affiliations and qualifications. That means Realtor Land Institute. Having completed the Realtor Land Institute usually means they will have many connections to other Realtors in the land business. This also means they will understand the back end financing for the buyer. Pay attention to whether the broker is designated as an ALC (Accredited Land Consultant) which means they have sold millions of dollars worth of land and have also completed extensive classes on land sales. The Accredited Land Consultant designation proves that the broker is well trained and cares about what they are doing. This just adds to the amount of exposure you stand to give your Alabama Land for Sale.

It is a great idea to interview your prospective broker. Ask about their experience in selling land in the county that your land is in. Ask how much land they have sold in that county and what they sold it for (dollar value). You might also ask about the above mentioned affiliations and designations. Several groups seek to purchase Saturn auto brand

Penske Automotive Group, Inc., an Ohio-based investment group and Telesto Ventures have indicated separately that they are interested in purchasing the Saturn auto brand from General Motors (GM).

According to The Wall Street Journal, Nissan-Renault is interested in purchasing Saturn. Bloomberg, however, indicated that Nissan-Renault may be a partner of Penske’s potential bid. If Penske acquired the brand, they would distribute Saturn vehicles and outsource the assembly.

GM revealed that the Saturn brand along with Saab and Hummer were up for sale when unveiling their restructuring plans to Congress for governmental loans. While the Pontiac brand was originally to be a niche brand, GM had changed their plans recently and decided to eliminate the brand.

Telesto Ventures is an investment group that includes private equity firm Black Oak Partners LLC of Oklahoma City and several Saturn dealerships. Initially, Telesto will purchase Saturn branded cars from GM then act as a general retailer for foreign brands. Telesto is in talks with several foreign manufacturers.

The Ohio group includes many former senior auto company managers plus private financial backers, chemists and engineers who live in Michigan, Ohio, Indiana and Florida. This group plans to initially purchase cars from GM then purchase existing but closed plants due to automaker restructuring. Additionally, one of the partners indicated a willingness to accept some “legacy” cost in relation to the United Auto Workers. The Ohio group is also pursuing possible loans or other support from national and state governments.

GM is reviewing several offers for Saturn. GM has contracted with S.J. Girsky & Co. to advise them on the sale.

Victoria Stafford, eight years old, was sighted leaving her Woodstock, Ontario school on Wednesday afternoon with an unknown woman caught on video camera. She has not been seen since.

Victoria (Tori) attended grade 3 at Oliver Stephens Public School, and the video is from the College Avenue secondary school as Victoria and the unidentified woman walked along Fyfe Avenue.

“I’ve had a lot of problems come up in my life and stuff like that, and I haven’t always been there for my kids, but this is my baby girl and it’s absolutely hurting now,” her father Robert Stafford said, “It’s killing me, [I want to] let her know that I love her and I’ll see her soon. One way or another I’ll see her soon.”

Police teams from Oxford, Waterloo and London have assembled together with rescue dogs and trained search and rescue personnel to find the child.

Police have called the search a criminal investigation, but have not yet issued an Amber alert as there has been no report of an abduction.

150 volunteers joined search efforts and to pass out flyers on the 10th. Police say they have no need of more volunteers at this time, however they would appreciate any tips or calls from anyone who may have seen either Victoria or the woman.

The unidentified woman seen in the video is described as between 19 and 25 years old with straight long black hair. She weighs about 120 to 125 pounds and was wearing a white coat and black jeans in the video. Victoria was wearing a green shirt with a black pleated skirt. She was wearing black and white shoes and carried a purple and pink Bratz purse. She had on a black Hannah Montana jacket which had a white fur lined hood.

“I think what’s happening with members of the public is an expression of their emotions, their concern for this child. And I think that’s good in terms of the willingness of this community to step up,” said Michael Harding, Mayor of Woodstock.

Volunteers are making and handing out purple ribbons, Tori’s favourite colour. A candlelight vigil will be held in the evening on Easter Sunday.

Disney Adventures magazine to take on India

Indian teens who love the movie Krrish will have ample reason to celebrate. The first issue of the country’s new Disney Adventures magazine will highlight the movie, Bollywood.

An international format adapted for India, the 100-page monthly publication will feature Disney and Bollywood movies, jokes, comic pages, games, tech news and reviews, fashion, and contests.

Early expectations see the magazine being offered on newsstands for Rs 40, or by subscription.

Infomedia India, who has partnered with Walt Disney India, will publish Disney Adventures. The website agencyfaqs! notes that Disney India has recently released extensive Power Rangers merchandise in the region.

The magazine first published in the United States in the early 1990s, and has seen many evolutions in its content mix. The magazine’s first issue included semi-educational articles on cowboys, animation, and unexplained phenomena; the current issues on news-stands is a biannual comic issue contain brief blurbs about pop culture news. An Australian edition also is published.

The dream of home ownership is one that is ingrained into in our very culture. Of course, there is nothing at all wrong with renting or leasing a residence for one’s entire life. However, there is something very special about the ability to buy a home and call it one’s own.

2008 Taipei International Cycle Show (Taipei Cycle) & Taipei International Sporting Goods Show (TaiSPO) not only did a best reunion with conjunctions of the launch of Taipei World Trade Center Nangang Exhibition and the concurrent cycling race of 2008 Tour de Taiwan but also provide opportunities and benefits for sporting goods, bicycle, and athlete sports industries to establish the basis of the sourcing center in Asia and notabilities on the international cycling race.

Although the Taipei cycle was split from the TaiSPO since 1988, but the trends of sporting good industry in Taiwan changed rapidly and multiply because of modern people’s lifestyles and habits. Four F3 Tornado fighter jets were launched by the United Kingdom‘s Royal Air Force to intercept Russian military planes. The eight Russian jets were flying in airspace patrolled by Nato, officials from the UK claimed. The long-range bombers were initially followed by Norwegian F16 jets, after Russia’s recent decision to reinstate Cold War-style long-range patrols.

14 strategic bombers were flying on long-range patrol, according to Russia’s Defence Ministry. They also confirmed that none had approached a foreign state and had been shadowed by aircraft from Nato countries.

The Ministry of Defence in the United Kingdom released a statement that the Russian Tupolev Tu-95 Bear aircraft, flying in four loosed pairs, were tracked by Norwegian aircraft before entering Nato airspace on Thursday morning. The UK currently holds responsibility for the Nato airspace, and launched four F3 Tornados from RAF Leeming in North Yorkshire, UK, to identify the bombers. The bombers eventually left the Nato zone, under tracking by UK aircraft and RAF radar in Northumberland.

An MoD spokesman confirmed that Russia was entitled to its long-range patrols, adding ‘The motivation behind any Russian military activity is a matter for the Russian government.’ Lt Col John Inge Oegland, spokesman for the Norwegian armed forces, said there had been several similar incidents in recent months, but that the Russian flights were not causing alarm in Norway.

Relations between Britain and Russia have worsened recently, particularly after Russia’s refusal to allow the extradition of a former KGB bodyguard suspected of murdering emigre Alexander Litvinenko in London last year. Relations with Russia would “continue as normal outside the unresolved extradition request”, a UK Foreign Office spokesman said.

The French Space Agency will publish its UFO archive online by late January or mid-February. Most of the 6,000 reports have been filed by the public and airline professionals. Jacques Arnould, an official for the French Space Agency, said that the data had accumulated over a 30 year period and that they were often reported to the Gendarmerie.

Residents, business owners and developers attended a low profile, “private” neighborhood meeting about the Elmwood Village Hotel proposal and redesign in Buffalo, New York last night. At least 50 people from the Penhurst block, the Claremont block, the Granger block and various other locations attended. A representative from Forever Elmwood was also at the meeting. Joel Golombeck, City Councilman for the Elmwood area, was also among the attendees.

The Elmwood Village Hotel is a seven million dollar proposal by Savarino Construction Services Corp. The hotel would be built on the intersection of Elmwood and Forest Aves. in Buffalo. In order for the hotel to be built, the demolition of at least five currently occupied buildings will be required.

Golombeck found out about the proposal just three weeks ago when Sam Savarino of Savarino Construction Services Corp. called Golombeck.

Golombeck said that he was asked, by the City of Buffalo to “approve” the proposal “tomorrow”, (February 28, 2006). When asked to do so Golombeck replied, “That is just not possible. I did not realize how fast tracked this plan was. My first question to Savarino was, did you talk to the neighborhood?”

Golombeck also stated that he would not approve or deny the proposal until a reasonable amount of time was given to the community to make a judgment on the new design.

Golombeck also stated that the City of Buffalo wanted Savarino to obtain both 605 Forest and 607 Forest for the proposal, but, according to Golombeck, Savarino “does not want to do that.” In order for the two buildings to be included in the development, Savarino will have to apply for a C-2 zoning permit. It is unknown if an attempt will be made to obtain those properties or make the zoning changes.

Wendy Pierce of Forever Elmwood stated that she had found out about the proposal only “two weeks ago from today.” She also stated that the original design “felt too massive.” Pierce also stated that she wanted to “speak more with the block clubs and residents” around the area.

Ms. pierce also stated that “other options” for parking will be looked into “if possible.”

The new design will have less retail space and now has at lease three conference rooms. Parking has been increased to a total of fifty-five spaces, both underground and above.

Rocco Termini, a Buffalo developer also attended the meeting still stating that the hotel would “destroy Elmwood’s urban streetscape.” Mr. Termini has proposed a second development that would not include a hotel, but increase retail shops to at least seven.

The City of Buffalo Planning Board is still scheduled to meet at 8:00a.m Tuesday. The Common Council is still expected to meet at 2:00p.m. on the same day.

Joel Golombeck is expected to attend both meetings.

Early afternoon saw a shooting in the church parking lot of New Life Church, an Evangelical Megachurch, in Colorado Springs, Colorado, United States. According to a report quoting the church’s pastor four people were shot by a gunman in the car park.

At this time it is unknown if there is any connection with yesterday’s shooting approximately 70 miles away in Arvada, Colorado, where a gunman shot two and injured two people at Faith Bible Chapel’s missionary training centre in a dormitory.
